We would ideally make this a play room but we would want it to be a room that could be functional as something else for resale purposes. Ideally near the kitchen or near the kids bedrooms. We are open to a 2nd floor if we need to cut down on cost per square foot but for our current season of life we think a 1 story would function best. We also would like your professional opinion on whether or not it would be best for a closet to be in this space or the office, or neither.

We like a mix of brick and/or stucco and stone. We like the warmth that wood adds but don’t necessarily want the extra cost of the wood. We could potentially get this warmth from a wooden front door, or wood “beams” over windows and/or weight bearing squared columns if needed. We like the dormer windows but don’t have to have them if it doesn’t make sense. No shutters. Not overly large windows. We do want a double front door. If budget allows, we would like a circle drive, but not sure it will.

Garage: 4 car garage with 2 bays, want it to fit a truck and have walking space in front of the vehicles. Mudroom with either open bench, locker cabinet doors, or a combo of both. Vaulted ceiling in the living room. In reference to the storage question, we want to make sure we have a linen closet, and storage closet for toys/kid things. We would like a professional opinion on the 1/2 bath and whether or not it is necessary. If not, the best placement for our 3rd bathroom. We would also like your professional opinion on whether the play room and/OR the office should have a closet, or neither. Built ins on both sides of fireplace, and hallway entrances on both sides.

Ice maker, trash can drawer, Would like to discuss ceiling options. Island seating for 4-5 depending on the size needed for the island with the floor plan. We want the nook dining area in the kitchen to be as narrow as shallow as possible.. maybe made possible with a bigger living room/walking space between couches and exterior wall. Would like professional opinion on walk in pantry having a counter space for toaster/etc. or if this is unnecessary, and/or shelving for larger countertop appliances (i.e. crockpot). We like natural light. No sure it will be possible to have windows anywhere in the kitchen besides dining nook with a side garage but if it is possible, we'd be interested in that.

We would like sit down vanity in the bathroom but the counter space flush with the rest of the counters rather than dip down. Separate room for the toilet. Wall privacy for shower if possible since we’re doing doorless. If budget allows, a squared opening in master ceiling or vaulted. Want the tub against the wall rather than in the middle of space. Want good natural light. No preference on separate vanities or one long counter space. If budget and space allows we would like enough space for a chair in the corner near the window. Possible trim/moulding on main wall behind bed.

We want the outdoor kitchen to be basic with a sink and counter space but not a built in grill. We may build a pre-engineered metal building in the future but not right away. So we may need to allot space for that in the plans. Want space for a sitting area/tv and an outdoor table.
